StreetMatrix: A Better Way To Follow Market Trends

In addition to my duties as the author of the Douglas Elliman market reports for the past 31 years and CEO/Co-Founder of Miller Samuel Real Estate Appraisers for the past 39 years, these Housing Notes have been the place where I share insights derived from these efforts since 2015. Today, I am pleased to announce that I am part of a new venture in addition to my existing responsibilities. I’m very excited to share this with you, and not just because today is my birthday and my wife baked me a pumpkin pie: StreetMatrix.

For the past seven years, I’ve been quite involved in developing a technology platform based on a new housing index. StreetMatrix is the housing market benchmark the real estate industry has been waiting for. While we follow the macro story like everyone else, StreetMatrix is about the micro story updated daily. Importantly, this index is not an automated valuation model (AVM) or a repeat sales index. We’ll be publishing monthly market reports for each state as our footprint expands. We’re now covering all of California, and shortly we’ll be fully covering Nevada as well. Other states will follow, including New Mexico and Texas. By understanding the micro aspects of these housing market locations, the macro will become clearer. Here’s more information from today’s press release:

Some thoughts about Micro Over Macro

  • Most indices examine the housing market in broad strokes — either nationally or regionally.
  • StreetMatrix drills down to the micro level, capturing neighborhood-by-neighborhood and home size shifts to tell a more accurate story.
  • StreetMatrix helps consumers and professionals understand what’s happening on the ground, not just what’s happening nationwide.
  • Housing markets are local. StreetMatrix reflects that reality instead of masking it under broad national averages.

Key Benchmarks Will Be Free To The Public

  • Key benchmarks will always be free and publicly accessible. More detailed data products may support operations, but transparency is the foundation.
  • We believe in broad access. Everyone, from policymakers to first-time buyers, should be able to use key StreetMatrix benchmarks without barriers.

Final Thoughts

The development of StreetMatrix represents the culmination of my professional life’s work, spanning four decades of observing, sharing, valuing, and analyzing the housing market. My experience has been combined with that of our Chief Economist, Nick Huntington-Klein, as well as other very smart and talented individuals from around the globe.
